I think it has something to do with the fact that animals can hear different tones and such. Perhaps earthquakes make sounds that humans can't, but animals could hear. Because it takes time from the impact to when you feel it, this may be one of the causes.

Also, perhaps, animals can feel very tiny vibrations as well, where as with humans we may not.

I am almost positive that it has something to do with these things

on a serious note, I suspect you are onto something there, Dutch. But like I said, it isn't just limited to earthquakes. I've heard stories of animals being able to sense other sorts of impending crisis situations.
